BOMA International, along with a group of industry sponsors, has launched a research project to determine which factors in the workplace have the greatest and least impact on tenant retention and satisfaction. From this, they intend to prove the connection between effective and efficient office workspaces and the economic performance of commercial real estate assets, and to develop a standard to measure this performance.
The research will be conducted among both BOMA members and tenants. The survey will record tenant opinions about their lease, their space, and the property owner/manager’s quality of service and support. Such data will be analyzed relative to the tenant’s past actions or future intentions to extend their present lease. The study will also examine the quality of space, flexibility of lease terms, cost of space per square foot, quality of amenities, the overall relationship with the owner/manager, and the owner/manager’s responsiveness to tenant needs. The research results will be published in December 2001.
