Bricsnet, a provider of owner-oriented ASP-integrated technology for the engineering, construction and operations of commercial buildings, has launched an ASP-based (application service provider) business software product that provides real-time access to data across an entire portfolio of built property and design/construction projects. Building|Center contains XML-based data conduits that allow facilities managers and corporate real estate executives to manage all operational aspects of a commercial building from a single source, accessible by all authorized users of the system. Some of Building|Centers features include:
- Property Database: addresses, floor plans, management data, photographs, compliance information and maps so users can search for property information based on several criteria to assist teams in real-time reporting and analysis of their portfolio.
- Space Tracking: tracks usage and allocation by property, region, division, cost center or assigned manager. Users can also track tenants, allocated spaces, leaseable footage and as-built square footage, as well as perform moves and manage the acquisition and disposition of space.
- Lease Management: includes lease data management, critical date management, lease payments and collections, CAM (Common Area Maintenance) calculations, landlord and tenant restrictions/responsibilities, real estate tax payments and collections, insurance requirements and buyout calculations.
- Portfolio Management: includes the strategic aspects of the portfolio and integration with the property management functionality, providing real-time reporting and a digital dashboard of property information.
- Project Management: defines a project, beginning with a request for design and research by a team of designers, engineers and contractors, and then sets up the necessary budgets and approvals, including document and drawing management modules as well as construction administration features such as RFIs (Request For Information) and change orders.
- Project & Property Financial Administration: handles the financial functions related to ongoing projects and properties, including project set-up, accounting and closing, budgeting, funding, financial administration, installation and occupancy costs—with electronic invoicing and payment processing.
- Compliance: ensures compliance with codes of practice and regulations governing the various aspects of the property management, such as asbestos, other hazardous materials, energy and lighting.
