While the trend has been toward campus-style facilities, as opposed to single buildings, there is a downside, since campus-style facilities have direct impact on roads/grounds expenditures. The average is $0.42/building rentable square foot, or $3,809 per acre of improved land, according to BOMA’s Experience Exchange Report (EER). For non-campus facilities, roads/grounds expense is lower, at $0.29/building rentable square foot. The reason for the difference is attributed to the expenditures for landscaping and garage/parking. Respondents to the survey indicated that they have about one acre of improved land for every 4,816 rentable square feet of building space with an average campus size of 109 acres. Possibly accounting for the higher roads/grounds expenditures is that the average size in campus acreage is up significantly from 1998 (46 acres).
