February 13, 2004—Incomes Data Services has published its latest survey of the pay, benefits and responsibilities of the most senior in-house facilities managers.
The survey, based on returns from 23 organizations contacted throughout December 2003 and January 2004, shows the average salary for senior in-house facilities managers at 49,092.
This compares with the findings of the latest i-FM Salary Survey, which gave an average salary for Facilities Directors of 53,362. The i-FM survey, responded to by over 600 people, covers both in-house and outsourced facilities management.
As expected, both surveys revealed wide salary ranges for similar job titles. IDS found the highest salary (72,775 at a finance company) was three times the lowest (23,727). The median (middle of the sample) salary for the post was slightly higher at 50,015.
The survey also looked at deputy facilities managers, with average salary at 37,067 and median again slightly higher at 42,400.
The median basic salary was 50,015 with a 3.3% latest pay increase and a 12.6% bonus.
The survey found no evident sectoral pattern in the distribution of salaries. Of the top five senior facilities management salaries, two are paid by finance firms, two are manufacturing companies and the third is an energy supplier.
IDS also looked at facilities managers pay reviews. Individual awards ranged from 2% to 16%, with the median increase in the contacted companies being 3.3% and the average 4.3%.
Pay levels were broadly linked to the number of sites managed and the number of staff reporting to the senior facilities manager. Direct reports ranged between zero and 80, with a median of four. The median number of sites under the control of the facilities managers was four, but the range varied from one to 330.
Of the 23 organizations contacted, 16 also paid their facilities managers bonuses on top of salaries. In companies expressing their payments as a percentage of salary, bonuses ranged from 3.28% to a possible 47%. Where employers provided cash figures, the average bonus payment was 1,704.66, within a range from 503 to 3,964.
