August 4, 2014—SODO Builders LA, general contractor for the new $168 million Los Angeles Marriott Hotel in California, selected Oldcastle Modular to factory-build 393 prefabricated Eggrock bathroom pods for the new dual-brand hotel, which includes 175 Courtyard by Marriott rooms and 218 Marriott Residence Inn rooms.
By using prefabricated bathroom pods, the building team was reportedly able to compress the project’s original construction schedule by more than two months and open early. The L.A. Marriott prefabricated bathrooms were assembled in a local manufacturing facility, shipped to the site fully outfitted, using the approved specifications and products, and slid into the super structure from the side, prior to erection of the façade.

Eggrock factory-built bathrooms consolidate the talents of eight separate trades in one finished product, avoiding the need to coordinate several tradespeople and to drag out punch lists for weeks.

“The use of bathroom pods was a great way to solve problems with the punch list work. The use of pods resulted in an extremely streamlined punch list and faster vertical process through the building,” stated Steve Foley, Senior Superintendent, SODO Builders. “As a commercial contractor, we report a time savings of 9+ weeks by incorporating bathrooms by Eggrock. I see more of the hotel construction industry becoming off-site fabrication.”
Oldcastle Modular’s advanced technique combines the latest design and manufacturing technologies within a controlled environment to fabricate high-quality bathrooms for multiunit construction projects. The result is a superior, simplified, faster, and safer project, with no bathroom punch list to manage on-site, says the company.
“An unexpected benefit of using pods was that the flow of the job went faster and smoother. We moved to the next floor level much quicker and fewer RFI’s were written,” said Dan Medeiros, designer/detailer, Pan Pacific Mechanical.
The new Marriott, owned by American Life, is seeking to attain a minimum of LEED Silver certification by the U.S. Green Building Council (USGBC). SODO Builders LA, 100% owned by American Life, was the general contractor, GBD Architects was the architect of record, and Pan Pacific Mechanical was the mechanical contractor.
