Quarterly study by Active International assesses real estate trends

May 27, 2005—Active International, the world’s largest corporate trading firm, has launched the Active Real Estate Index, a quarterly study assessing current and future market conditions and the factors impacting commercial real estate values on a national level.

The inaugural survey polled 1,490 transaction professionals of Grubb & Ellis—a global leader in real estate transaction, management and consulting services—as well as 162 consultants, bankers and others involved in commercial real estate activities to quantify the views of the market over the six-month period of November 2004 to April 2005.

As expected, a key finding emerging from the study was the confirmation by industry insiders that cap rates will rise in the next six to 12 months. Previous studies have primarily focused on obtaining information relevant to local/regional markets. For the first time in several years, Active, together with Debow Communications—an independent market research company—worked to create a national commercial real estate market index.

Active plans to conduct this survey on a quarterly basis, expanding the research to include other relevant real estate data.
