Serco and Graphic Systems introduce condition assessment tool

October 19, 2007—Serco Inc. and Graphic Systems Inc. (GSI) have unveiled a real-estate condition assessment tool and methodology that the companies say is more efficient and cost-effective than the industry standard. The Facility Condition Assessment Strategy Tool (FCA Strategy Tool) allows portfolio managers to monitor condition indices in real-time, while minimizing expensive site inspections, says GSI. It even lets them test various scenarios before making real estate investment decisions, the company adds.

The FCA Strategy Tool does not completely replace the value derived from an in-person site inspection. However, it does satisfy reporting requirements for federal government buildings and allows users to target their valuable assessment resources, notes the company.

The FCA Strategy Tool and methodology were developed based on a study of over 10,500 government facilities where condition assessment methodologies were examined by GSI. Results demonstrated that by just knowing very basic building data, such as construction/renovation date and building type, users can calculate reasonably accurate condition indices about 80% of the time.
