St. Joseph’s Health Care uses ARCHIBUS/FM for strategic condition assessment

August 9, 2004—St. Joseph’s Health Care of London, Ontario, uses the ARCHIBUS/FM total infrastructure and facilities management solution to perform strategic condition assessment on its building portfolio. As a result, the hospital can quickly determine the costs and efforts associated with upgrading major components of its facilities portfolio, as well as the risk associated with doing nothing at all. St. Joseph’s is a major tertiary patient care, teaching and health research corporation with five major and 23 community-based satellites, comprising approximately 3.5 million square feet of managed space.

A major provincial health services restructuring initiative combined with projected funding shortfalls and decreasing capital resources recently forced St. Joseph’s to take a closer look at the condition of its buildings. The hospital’s Facilities Planning & Development department began by assessing one of its long-term care facilities.

Using the ARCHIBUS/FM Condition Assessment application, field notes were added to the hospital’s AutoCAD drawings and its existing ARCHIBUS/FM space information. By conducting a parallel study of the changes required to improve the building’ s design standard, the team was able to determine the building’s eligibility for additional operational funding.

The study concluded that a major renovation of this facility, particularly to the “A” Standard, would only be feasible if additional revenue or one-time capital funding could be secured from the provincial government. Results of the assessment were presented in a Condition Scoreboard, which illustrates the relationship between priority value and condition, coupled with a Capital Planning Summary documenting required cashflow over a 20-year period.
